Get these steps down and your agent will love you, and vice versa, unless they don’t have THEIR steps down……here is what to think, expect, and do when selling your home:
The Perfect Seller…Mentality
Be ready to let go. Often times sellers are hesitant with going “all in” and are tempted to keep one foot out, “just in case.” Well…for an agent to do their job, the seller needs to be fully committed to the process. Willing to make concessions or be flexible when issues arise. This goes a long way for others to do their jobs effectively.
Willing to do what it takes. Selling a home brings with it a series of obstacles. For the most part, this is what the agent is for. The leg-work is their job, however the decisions are the sellers.
The Perfect Seller…Expectations
You control: Property condition, availability, price, inclusions, terms
You don’t control: Competition, buyer/seller’s market, interest rates, appraisal, buyer’s priorities
A Sold Home = Location, competition, timing balanced with condition, terms, price
Pricing Misconceptions: It’s irrelevant…what you paid, what you need, what you want, what your neighbor says, what another agent says, what tcost to rebuild today.
Selling Price vs. Timing: First 2-3 weeks are crucial.
Pricing Pyramid: Your asking price affects how many buyers are exposed to your home. (Within buyer’s budget)
Don’t be offended by offers, be offended by walk-throughs that don’t make an offer.
The Perfect Seller…Duties
Complete seller disclosures
Complete all repairs and cleaning
Stage your home & get ready for photo shoot
Claim home on Zillow, update info (If not ready to list for a few weeks submit your “Make Me Move,” what’s this?)
Keep marketing materials out for buyers and keep home de-cluttered for those last second walk-throughs
Leave premises for showings
Keep agent accountable to buyer feedback and weekly updates
Be able to sign an offer/counter-offer at a moments notice
Be ready and organized at moveout
